An application has been filed requesting a Certificate of Appropriateness for modifications to the east façade of the building including the introduction of a glass canopy structure and a variance from the required setbacks.

MDPL Position (from previously continued application): We remain concerned with the impact of the awnings that are attached to the east facade, which have a negative impact on the historic Gilbert Fein structure. We strongly urge the HPB to require removal of the awnings as part of the approval, which is in line with what was previously approved.

The restoration of the breezeblock is a positive and the storefront system also appears to be an improvement over the previous proposal. We also believe the colors of the building could be more muted to be more compatible with surrounding buildings.

An application has been filed requesting a Certificate of Appropriateness for the total demolition and partial reconstruction of two contributing buildings including the construction of a new addition, the partial demolition and renovation of two contributing buildings including the construction of a 1-story rooftop addition, the total demolition of a non-contributing building, one or more waivers and site improvements, as part of a new hotel development.

MDPL Position: We thank the applicants for meeting with our advocacy committee to review the project. In general, we are supportive of the project subject to staff conditions. We understand that a significant level of demolition is requested, particularly for the retail Washington Avenue structures and the Campton Apartments. We encourage the city to continue to look at ways to incentivize the retention of existing buildings and floorplates.
